When Gordon Property Management is responsible for placing your tenants, evictions are rare. But, bad things happen to good tenants, and we may find ourselves in the position that we have to evict for nonpayment of rent or due to some violation of the lease.
In these cases, we’ll work closely with an experienced attorney to make sure the eviction is handled professionally, correctly, and in as little time as possible. Leasing Fee = 55% of Monthly Rent to place a tenant in a vacant property (includes professional photographs; online marketing, schedule showings, screen applicants, sign the lease and collect the security deposit and first month’s rent, move-in condition report)
Annual Admin Fee = $125.00 charged each December
Franchise Tax Board (FTB) Compliance = Property owners who live out of California are subject to quarterly withholding as required by the Franchise Tax Board. GPM charges $125 per quarter for owners who are subject to this requirement. (Note: we are able to get exemptions to this requirement for many of our out of state owners)
Capital Improvement Supervisory Fee = We charge a supervisory fee of 5% of the total job cost on major capital improvements
