The first thing you have to do is give us a call. You can take a look at our website and our blog and then when you call, we can chat a little bit about what your specific needs are and what services we have to help you.
Should you have a vacant unit, it would be a great opportunity to meet at the unit so we can take a look at it and let you know what kind of rent you can get and whether any repairs or improvements are necessary. If you’re not able to get to the property right away you can come to our office or we can talk about that over the phone too. Not all of our property owners are local to the bay area, and we will accommodate you any way we can.
Once you decide you want us to manage your property, we will send you a management agreement. You can look at a sample of this agreement on our website so you have an idea of what it will include. The management fee is six percent of the monthly rent. We charge a leasing fee to get a tenant into any vacant units, and that cost is 50 percent of one month’s rent. We also have a small administrative fee of $100 per building. That’s pretty much it as far as fees go. They are negotiable, especially if you have a very large building or a single family home that achieves a really high rent.
After you sign the management agreement, we will want to get copies of all your lease agreements, copies of any correspondence you have had with tenants, particularly rent raise notices and violations or warning letters. Then, we’ll need a set of keys. You’ll get a welcome packet and we contact your tenants to let them know we have taken over the management duties. We will tell them how to pay rent and what to do when maintenance or repairs are needed.
